Yes, You can buy a Home

I was reading an article today about how the number of first time buyers is way down. And as I thought, it made a lot of sense. The reasons were a little different but they were real.
With the way the economy has been many have moved in or back in with their family or parent. This has happened due to the loss of homes due to foreclosure, loss of jobs and in some situations the parents letting the kids move home to save money. While these are great ideas and are helpful, the market has been affected by this.
Many first time buyers do not think that they can buy a house. Add this thought to the situations mentioned above and we have homes that are not selling due to the lack of demand.
It is still a great time to buy a house regardless if you are a first time buyer or a seasoned veteran. While some of the programs have gone away and from a compliance standpoint we need to dot a few more i's and cross a few more t's, it is still not difficult and still affordable to buy.
The key is to work with someone that is going to understand your expectations and your constraints. These along with what the mortgage market allow will determine the best options for you as far as financing goes. Its also important to make sure that the person is not just working with you for a commission but because they want to help you today and again tomorrow and will be there to do so.
Without getting in to specifics, it is as cheap today to move in to your first home as it was 10,15 even 20 years ago and just about as easy.
First start with a lender to make sure you know what you can do so that when you are ready to buy you are pre-approved and set to go. If you do this you will insure that your home purchase will be smooth and easy.
